The Rowing Club:              5:00am – 11:00pm daily

Pool & Hot Tub:                  7:00am – 10:00pm daily

Fitness Room:                    5:00am – 11:00pm daily

Gymnasium:                        8:00am – 9:00pm daily


ROWING CLUB – RULES & REGULATIONS

The Rowing Club is a PRIVATE FACILITY for the use of RESIDENTS ONLY. Residents are defined as owners or tenants of owners of a strata lot in the Harvard Gardens Development, and their guests only.

GENERAL RULES

  1. All visitors must be accompanied by an owner.
  2. In the Rowing Club, the number of guests is limited to four (4) adults per strata lot to a maximum of 4 per unit.
  3. In the fitness room, the number of guests is limited to two (2) per strata lot (maximum of 2 per unit).
  4. Residents are responsible for their guests and must make sure that the Rules and Regulations are known and respected by their guests.
  5. When requested by the Caretaker or the Rowing Club Council, guests are required to identify the Resident accompanying them and the Resident must be able to present a FOB and are required to provide their name, strata name and unit number.
  6. Children under the age of 16 years must be accompanied by an adult (over 19 years).
  7. No pets or animals are allowed with the exception of certified assistance dogs.
  8. Smoking is not permitted in or around the Rowing Club.
  9. Bikes, roller-blades, roller skates or skateboards are not permitted in the Rowing Club

AMENITY ROOMS

The Rowing Clubhouse amenity rooms are free of charge to use for all residents and their guests. If you are expected more than the permitted number of guests, or if you want to have a reservation to book the space, Amenity Rooms are available for rent by RESIDENTS ONLY for private functions at the rates below. They can be booked up to 60 days in advance.

  1. Great Room (can include outdoor sitting area if specified). $25 per hour (4 hour maximum).
  2. Theatre Room/Reading Room: $25 total for up to 4 hours.
  3. Gymnasium: $10 per hour (4 hour maximum).
  4. Games Room: $25 total for up to 4 hours.
  5. BBQ Reservations

GUEST SUITES

Guest Suites are available for rent by RESIDENTS ONLY at the rates below. They can be booked up to 60 days in advance.

$75 per night (rate for the first two nights) and $50 per night after the first two nights.

GUEST SUITE RULES:

  1. Maximum 2 adults per room, and 2 children.
  2. After 11pm, guest(s) are not permitted in any other area of the Rowing Club with the exception of the guest suites.
  3. No loud music permitted.
  4. Cooking is not permitted in guest suites.
  5. Smoking is not permitted in guest suites.
  6. No pets permitted unless a certified service dog.

ROWING CLUB GENERAL RULES

  1. All counters, tables, and kitchen areas must be cleaned after use.
  2. All personal garbage must be removed and disposed of via owner’s strata lot.
  3. No thumbtacks or tape of any kind are to be used on the walls, ceilings or other surfaces.
  4. Any damage to the premises must be reported to the Caretaker immediately.
  5. Anyone not complying with these regulations may be denied the use of the facilities at the Committees discretion and/or fined.
  6. When using the billiard table: Equipment is to be returned to the designated storage location. Any damage must be reported to the Caretaker immediately.
  7. The Strata Corporation and the Rowing Club Council are not liable for accidents or any injury while using the facilities.
  8. Residents are responsible for ensuring that there is no illegal activity taking place. All illegal activity must be reported to the Caretaker immediately.
  9. Fences surrounding the pool, hot tub, BBQ area and fire pit are not to be climbed above or under any circumstance.
  10. Facilities are not to be used outside of the operating hours. Use of the facilities during non-operational hours may constitute trespassing.
  11. The Rowing Club Council reserves the right to ask any Resident or Guest to leave the facility at any time.
  12. The Rowing Club Council reserves the right to de-activate FOB access to the clubhouse for significant and/or frequent breach of any Rule & Regulation.
  13. The Rowing Club Council may authorize exclusive use of certain portions of the facility or Amenity Rooms to recognized or approved clubs from time to time.
  14. Residents taking part in fitness activities within the gymnasium or fitness room are required to wear proper, non- marking fitness shoes.
  15. Any window or door opened by a person needs to be closed and locked when leaving a room by that same person.
  16. Any lost, misplaced or stolen FOB must be reported to AWM (the strata management company) as soon as possible.
  17. It is not permitted to allow any person inside the Clubhouse who is not a resident or a guest of their unit.
  18. All costs associated, but not limited to, damage, cleaning, overtime, security (if needed following an incident to safeguard the property or to ensure public safety) and legal fees, incurring from illicit activities or misconduct, before any FOB is reported as lost, misplaced or stolen to AWM, are the responsibility of the owner(s) whose FOB was used by the perpetrator(s).

SWIMMING POOL – HOT TUB RULES

  1. The swimming pool and hot tub are for the use of Residents and their Guests only.
  2. The Pool and pool area are not attended by a lifeguard.
  3. An adult Resident (19+) must accompany guests when using the pool and/or the hot tub and be attendance at all times.
  4. Each Strata lot is allowed a maximum of four (4) guests.
  5. Children under the age of 16 years must be accompanied by an adult Resident (19+). The adult Resident must remain in attendance at all times.
  6. No food or alcoholic beverages allowed. Non-alcoholic beverages are permitted in plastic or aluminum containers only.
  7. Glass including but not limited to glass containers, bottles or other breakable items are not permitted in
  8. pool areas or the BBQ area (with the exception of eye wear).
  9. No floatation devices (such as mattress, chairs, etc.) are permitted, with the exception of life preservers.
  10. No bikes, roller-blades, roller skates, skateboards or strollers are permitted.
  11. No running, boisterous rough play, or unnecessary noise permitted at any time. Please see notices posted at pool side.
  12. No diving or jumping into the pool or the hot tub.
  13. Music, radio, or any sound equipment is permitted only if earphones are used.
  14. Pets are not permitted on the pool deck, or in the pool or hot tub.
  15. Showering before entering the pool or the hot tub is mandatory.
  16. Swimwear must be worn at all times.
  17. Any person wearing a bandage or having any apparent skin disorder, open sores, inflamed eyes, cough, nasal or ear discharge or any communicable disease shall be excluded from use of the pool amenities.
  18. Children with regular cloth diapers or disposable diapers are not permitted in the pool. “Swim” diaper products will be permitted. Children who are not toilet may only enter the pool if using a “swim” diaper product. Children are not permitted in the pool if they are not wearing proper attire (swimsuits or “swim” diapers).
  19. Please do not enter the Rowing Clubhouse amenity rooms when wet from the pool. Use the washroom to dry off, and change before entering the clubhouse.
  20. The Rowing Club Council reserves the right to deny use of the pool amenities to any one at any time.

FITNESS FACILITES RULES

  1. The fitness facilities are for the use of Residents and their Guests only
  2. Children under the age of twelve (12) are NOT permitted in the exercise room.
  3. Children between the age of twelve (12) and the age of sixteen (16) must be accompanied by an adult resident, who shall remain in attendance at all times.
  4. No food or alcoholic beverages allowed. Non-alcoholic beverages are permitted in plastic or aluminum containers only.
  5. Music, radio, or any sound equipment is permitted only if earphones are used.
  6. Gym clothing and soft-soled shoes must be worn at all times. NO black-soled shoes are permitted.
  7. Be courteous to others wishing to use the fitness equipment. Use of the equipment is limited to a maximum of 30 minutes if others are waiting. Please wipe equipment off after use.
  8. The Rowing Clubhouse and the Rowing Club Council are not liable for any injury as a result of using or misusing the equipment.
  9. The Rowing Club Council reserves the right to deny use of the fitness facilities to any one at any time.

CHANGE ROOM RULES

  1. The change room fitness are for the use of Residents and their Guests only.
  2. Users are advised not to leave valuables and personal belongings unattended in the changing room.
  3. Users are required to assist in keeping the changing facilities clean and tidy.
  4. Users must change in the appropriate changing room.
  5. The Rowing Clubhouse will accept no responsibility for loss or damage of personal property inside the change room facilities.

PARKING RULES

  1. Parking in the Rowing Club parking lot is for Rowing Club facility users only.
  2. A pass is required to be obtained from the caretaker for stays in excess of two hours.
  3. Two official warnings will be provided prior to a vehicle being towed at an owner’s expense.
